Chemnitz

In Chemnitz the 2022 census counted 16,753 empty homes (11.0%), more than half of them empty for a year or longer, and office vacancy stood at 9.8% in 2024. Thousands of prefab flats have been demolished, and the state has now cut most of its demolition and heritage money. The municipal housing company GGG sells long-empty listed buildings directly — two are on offer now — while the 100-metre Congress Hotel closed in January 2026 and the old playhouse has been dark since 2021.

Office figures: DZ HYP, Immobilienmarkt Ostdeutschland 2025 | 2026 (data bulwiengesa): office stock just under 1.4 million m², vacancy 9.8% in 2024 (well above average), take-up only 10,000 m² in 2024; about 85% of office buildings are older than 2000. No vacant-m² figure is published. Map built 2026-10-16.

Empty buildings in Chemnitz

One point per building, from public records, open data and cited reports. Filter by type, size and how sure the evidence is; open one to see who says so and whether it could become homes.

No open list of empty buildings: the census gives totals only (16,753 empty homes, 11.0%; 8,707 empty for a year or more), and no city vacancy register or district figures were found. The city-funded agency StadtWohnen keeps an inventory of empty Gründerzeit houses but does not publish it.

Where conversion makes sense, and who to talk to

The districts where empty space, the right zoning and a working neighbourhood come together, and the owners and programmes that open a door. 9.8% of the office stock stands empty (the floor area is not published).

A Gründerzeit district with buildings empty for decades, where the municipal housing company sells empty buildings.

  • Palmstraße 10: 14 flats and a shop, all empty, from €210,000
  • Casa Rossa (Gießerstraße 41): empty nearly 30 years, bought at a forced auction and finished in 2020

Risk: Full renovations, and district heating has become expensive (the St. Markus parish is looking for other ways to heat).

Zentrum and Brühl

The big closures sit here — the 100-metre hotel and the department store — and GGG is selling two empty houses on the Brühl edge.

  • Congress Hotel: more than 200 rooms, closed 31 Jan 2026
  • Mühlenstraße 90 / Hermannstraße 16: 1,281 m², from €355,000
  • Office vacancy 9.8% (2024)

Risk: Single-owner commercial blocks, and the office surplus is city-wide.

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

Probable era: estimated from a street photo (Panoramax, Mapillary, Google Street View)
Panoramax and Mapillary contributors; Google Street View (research use agreed with Google, 14 Oct 2026); estimate by EHC with a vision model
Where no register dates a building: its era read from a Panoramax or Mapillary photo looking at it — Google Street View only where no open photo answers (scripts/reuse/estimate-photo-eras.ts), only when the building is clearly visible and the model is confident, and only as “before 1945” or “1945 or later” — the split it got right for 89% of buildings with a register year in Amsterdam and Paris, and 89% from Street View pictures alone (photo-eras/calibration.json). An estimate: a sentence in the conversion check, never points.

What this radar cannot see yet

  • No open list of empty buildings: the census gives totals only (16,753 empty homes, 11.0%; 8,707 empty for a year or more), and no city vacancy register or district figures were found. The city-funded agency StadtWohnen keeps an inventory of empty Gründerzeit houses but does not publish it.
  • chemnitz.de answered every request with 'Access not allowed' (HTTP 403) on 15 Oct 2026, and the council information system and geoportal.chemnitz.de timed out — city press releases, council papers and the city's property offers could not be read.
  • Saxony's cadastre records neither an 'unused' condition nor storeys for Chemnitz (the condition field is empty on all 99,175 buildings): the cadastre layer is public-purpose and administration buildings (136).
  • The city's open-data portal (portal-chemnitz.opendata.arcgis.com, dl-de/by-2-0) is open, but its housing layer lists 1,377 subsidised demolitions (almost all funded 2003–2015) — buildings that are gone, not empty — so it is not drawn; there is no layer of city-owned or brownfield property.
  • Floor area: no state floor source is wired for Saxony yet, so heights come from the Global Building Atlas; GeoSN publishes open LoD2 tiles that could replace it.
