Brno

Brno is one of the few Czech cities that has surveyed what every floor of its buildings is used for: the 2018–2020 survey records 308 buildings with no use on any floor (128 of them 100 m² or larger) and about 1,050 more with an empty floor, and the 2025 retail census counts 813 retail units without use. The City's brownfield register lists 128 active sites on 291 ha, 32 of them mostly City-owned, and Brno has just started building 280 co-operative flats on City land at Kamenný vrch.

Office figures: Regional Research Forum (CBRE, Colliers, Cushman & Wakefield, iO Partners, Knight Frank, Savills), end of June 2026 — 90,750 m² vacant, 12.65% of 717,450 m² of modern offices (0.6 points above a year earlier); nine schemes of 87,570 m² are under construction. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

No register of empty buildings exists in Czechia: the City's own building survey (2018–2020, unrepeated) and retail census (2025) are the only building- and unit-level records of unused space, and neither names owners.

Check any building in Brno: could it become homes, and could the EHC model work there?

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Brno-střed (centre, Trnitá, Štýřice)

The district with most brownfield sites — including City-owned school and railway land — and the ground of the new main station and the Trnitá quarter.

  • 45 of the 128 active brownfield sites lie in Brno-střed (register, 8 Oct 2026)
  • Former Mendel University site, Pisárecká 11: 4.47 ha, 100 % City-owned
  • Railway polyclinic, Štýřické nábřeží: demolition started 22 Jan 2026, park by 2028

Risk: Floods and heritage rules decide what may be built; the unfinished railway polyclinic that the register still lists was demolished from 22 January 2026 for a flood park, not homes.

Židenice and Zábrdovice

The 22.7 ha Zbrojovka site is being rebuilt next to the City-owned Fuchs baths and a former barracks site — a district where old industrial and public buildings are in play at once.

  • Former Zbrojovka: 22.69 ha, reconstruction started (register)
  • Municipal baths, Zábrdovická 158/13: City-owned, "renovation not carried out", on the NPÚ endangered list
  • Nová Zbrojovka D4 office block: 10,460 m² under construction (H1 2026)

Risk: Zbrojovka is private and goes to offices and market flats; the baths are a listed building whose repair is costly and whose use the City has not set.

Husovice and Maloměřice (north-east)

The building survey's largest buildings with no use on any floor stand here — including one of about 16,000 m² on one storey in Husovice and a five-storey block in Maloměřice.

  • Bratří Mrštíků 1552/34, Husovice: 15,971 m² footprint, one storey, no use (survey)
  • Pod Kavkami 1148/6, Maloměřice: 1,906 m², five floors, no use
  • Růženin lom 1147/3, Maloměřice: two buildings of about 1,230–1,290 m², no use

Risk: The survey is from 2018–2020 and its records are building masses, not register entries: each needs a site check before anyone treats it as empty.

City of Brno — housing co-operative model on City land

Brno builds co-operative flats on City land: at Kamenný vrch II, 280 of 353 flats go to a housing co-operative financed by a CZK 1.71bn bank loan and members' deposits, 54 stay municipal rentals and 19 go to the Nový Lískovec district. The cost price is just under CZK 108,000 per m² against about CZK 149,000 asking for new flats. A building's co-op can ask the City to treat one of its mostly City-owned brownfield sites the same way.

City of Brno — property department (SMB)

The City publishes every plot it owns and its brownfield register with each site's City share: 32 active brownfields are mostly City-owned and 932 built-up plots of 500 m² or more are City property. A co-op can ask the property and planning offices for the sites without a programme, among them the former Mendel University grounds (4.5 ha), the Kraví hora school area and the Fuchs baths.

State bodies — register of unneeded real estate and ÚZSVM

State organisations must list property they no longer need on portal.gov.cz (Česká pošta offered its Brno post-office building no. 655 for CZK 215m in 2024; Správa železnic offered two signal boxes in 2026), and the State's property office lists surplus property on nabidkamajetku.gov.cz. In October 2026 the office listed only two plots in Brno-město and no building.

Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • No register of empty buildings exists in Czechia: the City's own building survey (2018–2020, unrepeated) and retail census (2025) are the only building- and unit-level records of unused space, and neither names owners.
  • RÚIAN and the cadastre record approved use, not actual use; the only national condition flag is "zbořeniště" (ruined structure), which says nothing about vacancy.
  • The State lists almost nothing in Brno: the unneeded-property register had no Brno building open in October 2026 and ÚZSVM two plots.
  • Prázdné domy z.s. (prazdnedomy.cz), the volunteer database of empty buildings in Czech cities, answers HTTP 401 with a bot challenge, which is never passed; since 9 Oct 2026 its buildings are read from Wayback Machine captures (39 in Brno, statuses as of each capture) — ask the association for a current export.
  • Floor-area, depth and daylight come from RÚIAN storeys and footprints; the survey's floor-by-floor use is not joined to them.
