Bratislava

Bratislava's brownfield study lists 113 surveyed sites, 50 of them with buildings and no use — 17 owned by the City or the State — and the City's 2026 survey of its rented non-residential premises marks 14 units as vacant or unusable, among them the empty 1,130 m² administrative building at Štetinova 2 and a 600 m² building in emergency condition on Ventúrska. Modern offices stand 13.4% empty (235,500 m²) while a flat costs 12.3 average annual salaries.

Office figures: Bratislava Research Forum (CBRE, Colliers International, Cushman & Wakefield, iO Partners), Q2 2026 — 235,500 m² vacant, 13.42% of 1.75 million m² of modern offices (A+ 8.86%, A 16.72%, B 12.79%); no new office completed in the quarter. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Slovakia has no open building register with use or storeys: the national INSPIRE buildings WFS answered "disabled" on 8 October 2026 and with a bot-management page on 9 October (not worked around), and the City's 3D heights cover residential buildings only — so floor areas come from the Global Building Atlas.

Check any building in Bratislava: could it become homes, and could the EHC model work there?

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Nové Mesto and Staré Mesto

The district with most empty brownfield buildings (15 of the 50), the State-owned 22-storey Kukurica tower, and a row of vacant City premises in the old town (Štetinova 2, Panská 4, Ventúrska 4, Kozia 9, Mýtna 31).

  • 15 brownfield sites with buildings and no use in Nové Mesto, 2 in Staré Mesto (study, update 2022)
  • Štetinova 2: 1,130 m² administrative building recorded empty (City survey 2026)
  • Kukurica, Kukučínova 38: 22 storeys, State-owned, no use

Risk: The old-town premises are mostly small units in occupied buildings, and the State controls the largest tower; heritage rules cover the centre.

Petržalka and the south

The City's largest vacant premises outside the centre — Beňadická 21 (1,948 m²) — and a City-owned former nursery on Znievska, in the district with the most City-owned built plots.

  • 6 brownfield sites with buildings and no use in Petržalka
  • Beňadická 21: 1,948 m² vacant, poor technical condition (City survey)
  • Znievska 26: City-owned former nursery on 0.8 ha, no use (surveyed 2016)

Risk: Large panel estates with few empty buildings; the study surveyed the south in 2016 and 2022.

Ružinov and Trnávka

The City-owned Bazová yard marked "locality for rental housing", the unused 2,610 m² administrative building beside it, and the abandoned City complex on Vietnamská in Trnávka.

  • Bazová 8: unused administrative building of 2,610 m² (City survey, May 2025)
  • Technical services (OLO), Bazová: 1.5 ha, owner's intent "locality for rental housing" (study)
  • Vietnamská 15–21: three buildings on 1.1 ha, City-owned, no use (surveyed 2022)

Risk: The yard still houses the City's technical services; both sites wait for the services to move.

Hlavné mesto SR Bratislava — property and Bratislavská organizácia bývania (BOB)

The City publishes its brownfield study with each site's owner type, its monthly property register and its survey of rented premises. Its wholly owned non-profit BOB was revived in 2021 to build, to convert older City buildings into rental flats and to manage them, without selling flats into ownership; a co-op can propose to BOB or the City to take one of the nine City-owned empty brownfield sites or the vacant buildings at Bazová 8, Štetinova 2 and Beňadická 21.

Slovak State — register of offered State property (ROPK)

State bodies must offer surplus real estate in the Ministry of Finance's register ROPK; the Municipal Court Bratislava IV put its Dúbravka building (Saratovská 1/A) into an electronic auction at EUR 10.7m in September 2026. Eight of the 50 empty brownfield sites in the study are State-owned (the Kukurica tower, the Na Pántoch school) — ask the owners whether they will be offered.

Land without current use and stalled construction, mapped from satellite imagery (Copernicus Urban Atlas 2006–2018)
European Environment Agency — Copernicus Land Monitoring Service
Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • Slovakia has no open building register with use or storeys: the national INSPIRE buildings WFS answered "disabled" on 8 October 2026 and with a bot-management page on 9 October (not worked around), and the City's 3D heights cover residential buildings only — so floor areas come from the Global Building Atlas.
  • The City's three key layers (brownfield study, property register, rented-premises survey) state no licence; the City could add one (CC BY 4.0, as on its 2025 property table).
  • The brownfield study dates from 2016–2022; the 2026 update survey is not yet published. Records are sites, not buildings.
  • No vacancy register, empty-homes tax or council list of empty buildings exists; only what the City reports about its own premises is visible.
  • The ministry's national brownfield mapping project (Košice, Prešov and five other regions, not Bratislava) will give a national database later; the cadastre's building-type code list (DRS) was not verified.
