Košice

Košice publishes no register of empty buildings, no property map with use and no brownfield list: its open-data portal holds 94 datasets and none on property, and the State's register of offered property lists two small premises in the city. What is visible are named buildings — the City-owned Kino Družba, with no tenant since 2009, a State-owned former railway school on Masarykova that the ministry wants to demolish, and the overgrown 1.4 ha Alvinczyho dvor — while a flat costs 14.2 average annual salaries.

Office figures: No office vacancy figure for Košice was found in the reports Property Forum publishes from the research forums (it carries Bratislava and the Czech regional cities); OpenStreetMap maps 313 office buildings in the city's box. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Košice's open-data portal (94 datasets) carries no property register, no vacancy list and no brownfield layer; its two parcel layers ("registers C and E", September 2025) carry no owner or use field.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

Staré Mesto (old town and its edge)

A State-owned former school on Masarykova, the overgrown Alvinczyho dvor plot of former barracks and the State's only two Košice offers sit within the old-town ring.

  • Masarykova: abandoned, dilapidated three-storey State building; demolition planned (13 Apr 2026)
  • Alvinczyho dvor: more than 13,600 m², almost all buildings demolished, 122 flats proposed (30 Apr 2025)
  • State premises on offer: a 31.3 m² school room at Námestie L. Novomeského 4 (bids by 16 Oct 2026)

Risk: Heritage rules and a petition to list the Masarykova school as a monument; Alvinczyho dvor is in a private developer's hands.

Hronská (Kino Družba) and the outer estates

The City's own landmark cinema has stood without a tenant since 2009 and now has a permit and EU money for a cultural centre; the City is also converting a decayed nursery on Gerlachovská into a care home.

  • Kino Družba: no tenant since 2009, permit obtained, completion aimed at early 2029 (May 2025)
  • Gerlachovská nursery: EUR 3.9m conversion into a 28-bed care home, groundbreaking 5 June 2026

Risk: The City plans culture and care here, not housing; both projects depend on EU funds and tenders.

Mesto Košice — property department (oddelenie právne a majetkové)

The City publishes notices of intent to lease or sell its property (direct leases, sales and lettings for "special reasons") on its official board and in its open-data portal each month; the September 2026 notice lists only a car, so none of the City's buildings was on offer. A co-op can ask the department for the Kino Družba lease terms (an association has held it since 2022) and for City buildings without a programme.

Slovak State — ROPK register and the education ministry

State bodies must offer surplus real estate in the Ministry of Finance's register ROPK; in October 2026 it held two small Košice premises. The education ministry's regional school office controls the abandoned Masarykova building and wants it demolished; a co-op can ask the office before the procurement ends.

Land without current use and stalled construction, mapped from satellite imagery (Copernicus Urban Atlas 2006–2018)
European Environment Agency — Copernicus Land Monitoring Service
Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • Košice's open-data portal (94 datasets) carries no property register, no vacancy list and no brownfield layer; its two parcel layers ("registers C and E", September 2025) carry no owner or use field.
  • Slovakia has no open building register with use and storeys (the INSPIRE buildings service answered "disabled", then with a bot-management page); floor areas come from the Global Building Atlas.
  • The national brownfield mapping of the Ministry of Investments (EUR 2.0m, seven regions including Košice) has published nothing yet, and the Ministry of Environment's earlier degraded-areas mapping covers only 169 municipalities.
  • The City's monthly notices of intent to lease or sell property name buildings when there are any, but are PDF notices with no map; the other 2026 notices were not read.
  • Košice's empty-building leads (Kino Družba, Masarykova, Alvinczyho dvor) come from press reports, not data; the railway-hospital complex that the State has tried to sell for years was still in use when last reported (March 2024).

Know an empty building we have missed?

Open data cannot see everything. Tell us about a building in Košice that stands empty or barely used; once we have checked it, it joins the map under “Reported by visitors (checked)”.
