Reuse radar

Gelsenkirchen

Gelsenkirchen has more homes than people to live in them: Census 2022 counted 7,398 empty flats (5.4%), the city's meter method 9,190 (6.4%) in 2024, and the Stadtperspektive 2032 aims to take up to 3,000 flats off the market — by April 2026 the city and its companies had bought 73 problem buildings (380 flats). The radar shows the city's register of 466 empty commercial units, 12 churches out of service and still in church hands (two of them offered for sale), 57 buildings the cadastre flags unused and 176 plan areas in procedure. The bought houses and the empty homes themselves are not published.

Office figures: No Gelsenkirchen office vacancy figure is published. For the Ruhr as a whole Business Metropole Ruhr reports 992,500 m² vacant (5.5%) in H1 2025, with city figures only for Dortmund and Duisburg; ruhrsite listed one free Gelsenkirchen office building (2,500 m², Magdeburger Straße) on 15 Oct 2026. Schalke / Schalke-Nord

Housing vacancy rated 'very high', a formal redevelopment area since 2024 and new state money to reuse empty shops.

  • Housing market report 2024: Schalke-Nord vacancy 'sehr hoch'
  • Redevelopment area Schalke-Nord since 12 Jul 2024
  • €1.4m urban-renewal funding incl. reuse of empty shops (4 Sep 2026)

Risk: The weakest market in the city, with falling prices in eastern Schalke.

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

Probable era: estimated from a street photo (Panoramax, Mapillary, Google Street View)
Panoramax and Mapillary contributors; Google Street View (research use agreed with Google, 14 Oct 2026); estimate by EHC with a vision model
Where no register dates a building: its era read from a Panoramax or Mapillary photo looking at it — Google Street View only where no open photo answers (scripts/reuse/estimate-photo-eras.ts), only when the building is clearly visible and the model is confident, and only as “before 1945” or “1945 or later” — the split it got right for 89% of buildings with a register year in Amsterdam and Paris, and 89% from Street View pictures alone (photo-eras/calibration.json). An estimate: a sentence in the conversion check, never points.

What this radar cannot see yet

  • Empty homes are not mapped: the city counts them by electricity meters city-wide, and the roughly 500 problem properties it monitors and the buildings SEG and ggw have bought are not published.
  • The commercial vacancy register has no dates, no documented size unit, nothing on upper floors and no owner.
  • The city's housing-land monitoring layer (owner types, infill plots) carries no open licence and internal fields, so it is not used.
  • Offices: no city office market figure; no list of empty city, federal (BImA) or state (BLB NRW) buildings beyond one BImA row of 2023.
  • WAZ articles are subscriber-only or rendered by script; only headlines and teasers were read. The RVR's regional brownfield layer is licensed CC BY-NC and is not used.
  • Floor area: the cadastre records no storeys; the NRW 3D building model (LoD2) gives heights.
