Vantaa

Vantaa publishes no list of empty buildings. The national building register records 14 apartment blocks and 361 houses of 150 m² or more as empty; in its 2026 budget the City says several of its own buildings have no City use and are too poor to let, plans to assess them in 2026 and to advance their demolition, and counts 13,004 m² of empty lettable space in the 2026 budget table (8,581 m² in 2024). The larger reserve is offices: 19.2% of Vantaa's office space, about 182,000 m², stood empty at the end of 2025, and 27.1% in Aviapolis (Catella).

Office figures: Catella Market Review Finland, Spring 2026 (Q4 2025): Vantaa offices 19.2% vacant, 182,000 m² empty; Aviapolis 27.1% (63,000 m²). Helsinki Research Forum puts the capital region at 18.6% in September 2026 and says vacancy rose most in Aviapolis. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

Aviapolis (Veromies, Lentokenttä)

The airport office district has the highest office vacancy in the region (27.1%, about 63,000 m²).

  • 46 office buildings of 1,000 m² or more in postcodes 01510 and 01530, about 354,000 m² of floor area
  • Helsinki Research Forum: vacancy in Aviapolis rose 3.3 points in the third quarter of 2026

Risk: Far from homes and services; the buildings are privately owned and housing needs a plan change or an exception decision.

Tikkurila

The City's administrative centre: two of its office houses are already gone, the last (Kielotie 28) is to be demolished, and the library house will be emptied for renovation in 2027–28.

  • 38 office buildings of 1,000 m² or more in postcode 01300, about 250,000 m²
  • Kielotie 28 (1983, 5,512 m²) is to be demolished; no use is planned for the site

Risk: The City's own office house is slated for demolition, not reuse; the privately owned offices around it are the realistic stock.

Myyrmäki and Martinlaakso

A second centre on the rail line with 18 office buildings of 1,000 m² or more, and a City school project on Ojahaantie.

  • 18 office buildings of 1,000 m² or more in postcodes 01600 and 01620, about 223,000 m²
  • On 12 Jan 2026 the City Board approved the project plan for a comprehensive school, pre-school rooms and a sports hall on Ojahaantie

Risk: The long-empty former Varia building on Ojahaantie (12,880 m², 1984) was due for demolition when it burned in May 2026; the register now records it as demolished, so nothing is left to reuse there.

The City sells buildings it no longer needs, singly by tender (the Jokivarsi school went to a Huutokaupat.com auction in February 2026) and through a sale list of properties (the budget names “Sote” and “Pela” properties), whose sale waits for long leases to the wellbeing services county. The budget also says buildings the City cannot use or let will be assessed in 2026 and demolition advanced where possible — the moment to ask for a reuse instead.

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • The national building register records a use status for every building, but for non-residential buildings “empty” is effectively the default, so only apartment blocks and larger houses registered empty are shown.
  • There is no open register of empty commercial premises: Helsinki Research Forum publishes vacancy per office area, and its building-level database is available only on request.
  • The City publishes no layer of its own buildings or its sale list; the sale pages and the budget are documents, so the named buildings here are entered by hand.
  • Three local-newspaper items (Vantaan Sanomat) are read only as far as their open lead: the article bodies sit behind a free log-in, which was not used. vantaansanomat.fi's robots.txt also names AI crawlers.
  • The City's decision register (paatokset.vantaa.fi) was not mined: which buildings the City board has declared surplus, and the outcome of the Jokivarsi auction, are leads for a person.
