Stockholm

Stockholm has no open vacancy register and no public list of surplus property, so the radar rests on the City's own papers and a stock layer. The Real Estate Office says in its plans for 2026 and 2027 that it is emptying an industrial property in Älvsjö for sale by September 2026, vacating Långsjö gård ahead of a sale, and holds vacant shops in Medborgarhuset and Kulturhuset and vacant LSS flats and play-park buildings. Office vacancy is 11.1% inside the toll ring but 23.1% in the northern suburbs (Citymark, spring 2026), and conversions such as Square Garden in Kista are under way. The map holds 607 office and 556 industrial buildings from the City's 3D model; none of them is known to be empty.

Office figures: Citymark, spring 2026: 11.1% inside the toll line (10.3% in autumn 2025), 23.1% in the northern suburbs (Norrort) and 13.8% in the southern suburbs. No area figure is given. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Stockholm publishes no vacancy register, no list of surplus city buildings and no public-property layer: the City's property, lease and plan maps are WMS-only and "all rights reserved", so the radar relies on the City's own committee papers (named objects only).

Check any building in Stockholm: could it become homes, and could the EHC model work there?

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Kista and the northern suburbs (Kista Centrum, Hallonbergen edge, Rinkeby-Kista)

Office vacancy is 23.1% in the northern suburbs, the highest in the region, and Kista has a large conversion of an office block to homes under way (Square Garden, Skalholt 1).

  • Citymark: northern suburbs 23.1% (spring 2026)
  • Square Garden: 439 rentals plus tenant-owned flats in a former office block; local plan in force since 11 Nov 2020
  • 607 office buildings of about 1,000 m² or more in the 3D model; 34 in Rinkeby-Kista district

Risk: A single-use office district with deep floor plates; many owners are listed companies that convert only when numbers work. Hallonbergen's 138-home conversion is in Sundbyberg, not Stockholm.

Älvsjö and the southern city (Leverantören 2, Långsjö gård)

The City itself is emptying two properties for sale here: an industrial property with offices, workshops and stores (13,700 m² estimated) and a historic estate building.

  • Leverantören 2: tenants out by September 2026, then sale
  • Långsjö gård 10: vacating for planned sale
  • Southern suburbs office vacancy 13.8%

Risk: Both are being sold by the City, usually on the open market, and the Älvsjö site is cleared for the metro extension.

Inner city (Norrmalm, Östermalm, Södermalm): offices, hall and state buildings

Inner-city offices are 11.1% empty and the City reports vacant shops and offices in its landmark buildings; the State Property Board has put Musikaliska on its disposal plan.

  • Vacant commercial premises in Medborgarhuset and Kulturhuset (City papers, Dec 2025)
  • Musikaliska newly on SFV's 2025 disposal plan
  • Fanan 18 on Narvavägen: part of an office block to become homes

Risk: Prime heritage buildings are priced for commercial and cultural use; owners prefer to refit offices (Wenner-Gren Center, reopening 2027).

The office is told to sell what the City does not need and to move departments into its own premises. It sells either into one of the City's property companies or on the open market, and its plans name the objects (Leverantören 2, Långsjö gård, LSS flats). Ask it (fastighetskontoret@stockholm.se) for premises that are vacant or about to be, and follow Fastighetsnämnden agendas on meetingspublic.stockholm.se.

Region Stockholm / Locum — surplus health-care property

Region Stockholm's property company Locum sells hospital buildings the Region no longer needs, by open-market sale to the highest bidder (the former eye hospital, Tegelbruket 4 on Kungsholmen, was decided for sale in 2020 after the clinic moved to Solna). Watch Locum's news and the Regional Council agenda for vacated buildings.

Boverket / the Government — easier conversion of offices to homes

New, simpler building and planning rules (including relaxed daylight requirements) are why Wallenstam can now convert a long-empty office building in Hallonbergen, and the Housing Minister cites the project as proof they work. Approach owners of long-empty offices with a co-operative buyer or tenant.

What this radar cannot see yet

  • Stockholm publishes no vacancy register, no list of surplus city buildings and no public-property layer: the City's property, lease and plan maps are WMS-only and "all rights reserved", so the radar relies on the City's own committee papers (named objects only).
  • The 3D model (January 2023) gives use, footprint and height but no address, storeys or floor area; storeys are estimated from height. Lantmäteriet's national building and orthophoto data need a Geotorget account and API key and are not used.
  • There is no open aerial photograph: the City's orthophotos are all rights reserved, Lantmäteriet's needs a key — building cards show Esri's World Imagery instead.
  • Nothing in the stock layers says a building is empty; the empty buildings named (Leverantören 2, Långsjö gård, the Vanadisbadet buildings, vacant shops in Medborgarhuset and Kulturhuset) come from the Real Estate Office's own budget papers.
  • Private owners' vacancy (about 20% in the northern suburbs) is published by brokers (Citymark, Cushman & Wakefield) as rates, not as buildings.
  • Detailed plans in preparation are in Stockholm's Bygg- och plantjänst and the WMS layers, which cannot be reused without permission.
