Malmö

Malmö names its largest empty premises in a public plan: the City's premises-supply plan 2026–2035 lists its six largest vacant premises, which hold about 60% of a vacancy cost of SEK 54 million a year (2.8% of internal rent), and says that when no city need exists, the Service Department evaluates development or sale. Central office vacancy reached 14.1% in spring 2026 (Citymark). The radar maps the City's 583 managed properties, 161 plans in preparation and 119 OpenStreetMap offices.

Office figures: Citymark, spring 2026: 14.1% of central Malmö office space vacant (12.7% in autumn 2025). Nearly 180 leases and just over 70,000 m² were let in 2025, the lowest area since 2020; the rise is mainly in older stock, and in new unlet offices at Hyllie. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Malmö publishes no vacancy register and no layer of empty buildings: the six largest vacant premises are named in the premises-supply plan only (March 2025), and the plan does not say how many square metres stand empty or which floors.

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Sege Park and Segevång (former Östra sjukhuset campus)

Two of the six largest vacant city premises are here (building 30 at Sege Park and Segevångsskolan), in a district the City is turning into homes and where older buildings are part of the land allocations.

  • Behandlingen 1 (Sege Park): vacant, SEK 5 million a year, under investigation
  • Pupillen 3 (Segevångsskolan): vacant, SEK 3 million a year, under investigation

Risk: The City has not said what will happen; the investigations may end in demolition or in reuse for its own needs.

Heleneholm and Lindängen (school blocks)

Heleneholm 4 is the City's largest vacant premises by cost (SEK 8 million a year) and Högaholmsskolan in Lindängen is evacuation space that returns to land development in 2026.

  • Heleneholm 4: 25,283 m² footprint on the Stadsfastigheter layer, under investigation
  • Folkvisan 2 (Högaholmsskolan): to be passed to land development

Risk: School buildings with large footprints but unknown vacant floor area; one is a temporary evacuation space.

Central Malmö: the Stadshuset (City Hall) and Kirseberg

The Municipal Executive Board's move in 2026 empties floors 5–7 of the City Hall, which the City is studying for other uses; Mölledalsskolan in Kirseberg stands empty until its replacement opens in 2029.

  • Sankt Knut 9 (Rådhuset): floors 5–7 vacant from 2026
  • Mölledalsskolan 1: vacant, SEK 6 million a year

Risk: Both are known to the City and likely to stay municipal; interest from the City's own departments competes.

Malmö stad — Serviceförvaltningen and Stadsfastigheter (vacant premises, "lokalbank")

Vacant city premises go into a premises bank that departments can use; when there is no municipal need the Service Department evaluates development or sale and checks whether plans and land-development projects can use the building. Twelve objects were submitted to the bank in early 2025 for entry in 2026 (three preschools, three school premises, City Hall floors, two premises in the Flensburg area, one in Augustenborg and a youth club at Kirsebergs kulturhus). Contact Stadsfastigheter early about the six largest.

Malmö stad — Stadsbyggnadskontoret (detailed plans) and land allocation

The City has a limited amount of land to sell or lease for businesses and runs land allocations (markanvisningar) through its urban-development pages; 161 detailed plans were in preparation. A co-operative needing a change of use should apply for a planbesked (the first stage in the plan layer).

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • Malmö publishes no vacancy register and no layer of empty buildings: the six largest vacant premises are named in the premises-supply plan only (March 2025), and the plan does not say how many square metres stand empty or which floors.
  • The open Primärkartan (CC0) has building outlines with only a public/non-public type, not use; Lantmäteriet's register needs an account and API key. Floor area comes from the Global Building Atlas only.
  • The Stadsfastigheter layer shows properties and blocks, not whether they are in use; its licence is not stated on the public map service.
  • The City does not list vacant premises itself — its business page points to Objektvision and other brokers (Objektvision answers with a human check, so no listing was read).
  • No open orthophoto service was found for Malmö, so building cards show Esri's World Imagery instead.
