Ghent

Ghent is giving up more than 100 of its own buildings between 2026 and 2031 and has published the list: 50 are for sale or long lease and 31 earmarked for affordable housing. On top of that, 37 business premises are on the Flemish inventory of empty and neglected business space, the city counts more than 400 empty buildings, and about 706 homes were on its vacancy register in February 2023.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

Ghent's vacancy register (about 706 homes in February 2023) names owners and is not published; only totals are.

Named empty by owners and public records

A building that the owner or a public register records as empty — whole buildings of at least 1,500 m² whose plans suit homes on paper (band A in our conversion check), not ruins and not let for interim use. Each row says who records it empty and when. We have not been to them, and a record can be out of date; those we have confirmed empty ourselves are marked as tour stops.

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Binnenstad and Patershol

The densest cluster of city buildings for sale or long lease, many of them monuments.

  • Kammerstraat 10–14 (youth service, after-school care) for sale
  • Caermersklooster, Vrijdagmarkt 24 and 36, the 'penshuisjes' on the Groentenmarkt for sale or lease

Risk: Heritage rules and market-rate leases; some keep cultural users (the Caermersklooster must keep its arts use for 20 years).

Bloemekenswijk — FNO site and Nieuwevaart

A former factory site the city owns, with four buildings for sale and a shed in temporary use.

  • Northern and eastern sheds, office buildings and the Manchester building for sale
  • Eastern shed (400 m²) offered for two years' temporary use (2025)

Risk: Part of a larger redevelopment; industrial sheds may need full conversion.

2 sources

Sint-Amandsberg, Gentbrugge and Ledeberg

Libraries, depots and community centres the city wants to turn into affordable homes.

  • Libraries Sint-Amandsberg (Halvemaanstraat 92) and Ledeberg (Driesstraat 99) earmarked for affordable housing
  • Depot Groendienst, Gentbruggeaard 2

Risk: Libraries move only once a new location is found; affordable housing goes to Thuispunt or sogent first.

1 source

Rabot and Muide-Meulestede

Community buildings for affordable housing or lease, next to Flanders' first community land trust homes.

  • Buurtcentrum Rabot-Blaisantvest (Jozef II-straat 104) earmarked for affordable housing
  • Drie Torekens, Opgeëistenlaan 1, for long lease
  • Flanders' first community land trust project, CLT Mykolaiv: 34 homes, Goedendagstraat (2024)

Risk: Neighbourhood functions must be rehoused first.

Stad Gent — Facility Management / Vastgoed ('vastgoedcascade')

For each of the 100+ buildings the city first looks for its own use, then for partners with a social aim, then for social or affordable housing, then long lease, and only then sale. A co-operative with a social housing plan fits the second and third steps: ask for specific buildings before they reach the market.

Community Land Trust Gent

The land stays with Stichting CLT Gent (sogent sits on its board) and residents buy only the home, with a capped resale price. A co-op can pair with CLT Gent on a city building earmarked for affordable housing.

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • Ghent's vacancy register (about 706 homes in February 2023) names owners and is not published; only totals are.
  • The disposal list gives no dates and does not say which buildings are already empty; the city council's documents (raadpleegomgeving.stad.gent) could not be reached on 8 Oct 2026.
  • No open register of building use or floor area in Flanders: offices come from OpenStreetMap, floor area from the 3D GRB (needs the Flemish floor adapter also planned for Antwerp).
  • The Flemish inventory of empty business premises gives parcels without addresses.

Know an empty building we have missed?

Open data cannot see everything. Tell us about a building in Ghent that stands empty or barely used; once we have checked it, it joins the map under “Reported by visitors (checked)”.
