Vaduz

Liechtenstein publishes no vacancy register for buildings, and the Amt für Statistik's housing report (a PDF on statistikportal.li) sits behind a Cloudflare challenge that our requests could not pass, so no vacancy rate is quoted here. What is open: the national building and dwelling register lists 2,098 buildings in Vaduz by category (762 'without residential use') but not storeys, use or floor area, and the Gemeinde's public council minutes show how it handles its own commercial buildings — Gewerbeweg 23/23a, vacated at the end of 2024 and refitted for a charity shop, and Städtle 18, 20 and 22, 1,384 m² of lettable offices and shops it agreed to buy for CHF 14 million in January 2025. The radar adds the mapped office stock and OpenStreetMap's abandoned tags; nothing here is a vacancy register.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

No vacancy figure is quoted. Liechtenstein's Amt für Statistik publishes an annual 'Gebäude, Wohnungen' report with the share of dwellings not inhabited on the reference date, but statistikportal.li answers automated requests with a Cloudflare challenge ('Just a moment…'), which we do not work around; a person can download it.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

Städtle — the town centre

The Gemeinde is assembling the centre: it agreed to buy the neighbouring Städtle 18, 20 and 22 (offices, shops and stores on 2,115 m² of plot) as an 'island' inside its own holdings.

  • 1,033 m² offices, 145 m² commerce, 206 m² storage — 1,384 m² lettable
  • CHF 14,000,000 purchase price, approved unanimously on 21 January 2025
  • Core zone K, plan 'Städtli Nord', plot ratio 1.6

Risk: The purchase is for the centre's development (the Rathausplatz roof, access to underground parking), not for housing; the buildings were let, not empty.

Gewerbeweg — the commercial strip

A Gemeinde-owned 1991 commercial building came free when its tenant left at the end of 2024; the council gave the space to a charity free of charge.

  • Tenant ended the lease at the end of 2024
  • CHF 1.5 million credit approved (11 of 12 present)
  • Ground floor and two upper floors for the charity shop and a museum

Risk: Already committed to the Frauenverein Vaduz; the building is a hall, not housing stock.

Public owner

Gemeinde Vaduz — Hochbau and Liegenschaften departments

Owns and buys central commercial buildings and decides in public council minutes; it has given a vacated building to a non-profit association free of charge (the Frauenverein's second-hand shop). A co-operative can ask the Gemeinde for space as a non-profit and watch the Grunderwerbs- und Baurechtskommission's purchases and the minutes' property items.

Public owner

Land Liechtenstein (Government) — Hochbau

The other large public owner. It is converting its 1970s post and administration building in Vaduz into the National Library (CHF 38.45 million available at the end of December 2025; opening planned for the third quarter of 2029), so it reuses rather than sells; no list of idle State buildings is public, and a co-operative would have to ask which become free when services consolidate.

European Environment Agency — Copernicus Land Monitoring Service
Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • No vacancy figure is quoted.
  • The open Gebäude- und Wohnungsregister (18,114 buildings, CSV, weekly, source credit required) gives category and coordinates only; 762 of Vaduz's 2,098 buildings are 'without residential use' (garages, sheds and offices alike), so it is not wired as an office layer.
  • Floor areas: the open register has no storeys. swisstopo's swissBUILDINGS3D 3.0 covers Switzerland and Liechtenstein and its tiles over Vaduz exist in the swisstopo catalogue (2022 edition, CityGML); that is the source to switch on for heights. Until then, floor areas come from the Global Building Atlas.
  • Liechtenstein's own geodata portal lists a 2025 orthophoto (SwissImage 10 cm) and a contaminated-sites layer, but only as WMS with 'free for non-commercial use' terms; the radar's aerial uses swisstopo's open SWISSIMAGE service instead, and no WFS for the contaminated-sites layer was found.
  • The Gemeinde's minutes are free text with no property list; four council sessions read (26 March 2024 to 21 January 2025) named no empty building besides the vacated Gewerbeweg hall. A person could ask the Liegenschaftsverwaltung for its commercial premises list.
  • OpenStreetMap tags 13 buildings inside Vaduz as abandoned or ruined; the shared lifecycle layer draws them, none is sourced beyond that tag.
