Glasgow

Glasgow holds more vacant and derelict land than any Scottish city: 581 sites covering 767 hectares on the 2025 survey, 255 with the council as an owner, and a fifth of Scotland's urban vacant land. Historic Environment Scotland's register lists 99 listed or conservation-area buildings at risk and vacant — from the former BHS store on Sauchiehall Street to the St Rollox railway works — while 3,009 homes had stood empty for six months or more in September 2025. Offices were 10.7% vacant in mid-2026.

Office figures: Avison Young, The Big Nine, Q2 2026 — Glasgow office vacancy 10.7% (down 44 basis points on the quarter), Grade A vacancy 0.9%; no availability figure in square feet is published on the page. Map built 2026-10-09.

The map

Every building a record says stands empty, one point per building: filter by type, size and how sure the evidence is, and open one to see who says so. “Opportunities” switches to the co-op lens: public land, conversion potential and projects already under way, every source as its own layer.

No open list of empty business premises: Glasgow does not publish its empty-property rates accounts, and the Scottish Assessors' valuation roll is searchable one address at a time only.

Check any building in Glasgow: could it become homes, and could the EHC model work there?

Where to look first

Buildings with evidence that they stand empty — a second source agrees, a public record names them, or we have checked them — ranked by a score you can read: co-op scale, daylight depth, a station nearby, a zone that allows homes, affordable land and an open route in. Checked buildings carry their result; nobody has visited them on site yet. Leerstandsmelder reports join the list when they sit in a large non-residential building and a second source agrees.

Districts where conversion makes sense

Where empty offices, the right zoning and a working neighbourhood come together — and what could go wrong.

A hand outlining a neighbourhood on a city map, with small houses drawn inside

City centre and Sauchiehall Street

The most buildings at risk in one place: empty department stores, upper floors and offices along the 'Golden Z' shopping streets.

  • 46 buildings at risk within about 1 km of the centre, 29 recorded vacant
  • The former BHS (vacant since 2016) and Strathclyde House (vacant since 2017)

Risk: Many records are empty upper floors above trading shops; owners are mostly private and the register's inspections date from 2023–2024.

North Glasgow (Springburn, Cowlairs, Sighthill)

Large council-owned vacant and derelict sites next to the St Rollox works.

  • 73 vacant or derelict sites (141 ha), 39 with the council as an owner
  • Cowlairs Park: 20.5 ha council-owned derelict land
  • St Rollox Locomotive Works vacant (2023)

Risk: Mostly land rather than buildings; derelict sites need remediation.

East End (Tollcross, Parkhead, Provan)

Former factories with buildings standing empty, and the largest public derelict site — the ex-Provan gasworks.

  • 78 vacant or derelict sites (75 ha), 27 with the council as an owner
  • Former McVitie's factory: 6.8 ha with vacant buildings since 2022
  • Ex Provan Gasworks: 21.9 ha, owner Scottish Government

Risk: Industrial sites with contamination; the McVitie's factory owner is private.

Glasgow City Council and other public bodies — community asset transfer

Under the Community Empowerment (Scotland) Act 2015 a community body can ask a council, the Scottish Ministers or another listed public body to transfer land or buildings it believes it could use better — by sale, lease or other rights. The 255 council-owned vacant and derelict sites on the survey are the obvious starting list.

Urban Atlas class 13400 (brownfields, demolition sites and gaps in the built-up area, 0.25 ha and up) compared across the 2006, 2012 and 2018 editions, so each plot says how long it has stood unused; plus construction sites (13300) already under way in 2012, and 2012 construction sites left unused by 2018. Read from the EEA's open ArcGIS services, the same way in every radar city. The 2021 edition (Copernicus Data Space) drops plots built on since 2018 where scripts/reuse/import-urban-atlas-2021.ts has been run. Points are context, never evidence of vacancy.

What this radar cannot see yet

  • No open list of empty business premises: Glasgow does not publish its empty-property rates accounts, and the Scottish Assessors' valuation roll is searchable one address at a time only.
  • Empty homes are published only as a council total (council tax base); there is no address-level register.
  • The Buildings at Risk Register was paused in 2024 and covers listed buildings and conservation areas only; its last Glasgow inspections are from 2022–2024.
  • The vacant and derelict land survey records sites, not buildings: only six Glasgow sites are flagged as having vacant buildings, and owners are given only as a category.
  • The Spatial Hub's national vacant and derelict land service (WFS) needs an account key; the radar uses the Scottish Government's published register instead.
  • No open aerial photography service covers Glasgow, so building cards show Esri's World Imagery instead.
