Sege Park is a developing mixed-use district in Malmö, Sweden, on the former site of Östra Hospital. Malmö’s development programme combines new homes with the reuse of existing buildings, parks and public meeting places.12 The City of Malmö is coordinating the area’s streets and parks, while a number of building actors are responsible for housing projects.23
The site’s conversion began after Östra Hospital closed in 1995. Malmö later adapted buildings for a school, student housing and a preschool; broader construction work gathered pace around 2020, when the city rebuilt streets and removed old underground passageways and shelters, alongside utility works by VA Syd and E.ON.1 The city’s planning programme, approved in 2015, set out a mixed-use development that would retain most older buildings and protect the historic hospital park.11
The district is planned to include about 1,100 homes, delivered through both new construction and the conversion of existing buildings; 810 homes had been completed at the time of the city’s latest project update.123 The area also includes the existing Backaskolan, a preschool and student housing, as well as green spaces and community facilities.3 The eastern and southern sections of Segeparken, the western part of its central axis and the Kitchen Garden are reported as complete.1
During 2025–2026, Malmö is completing further public-realm works, including sections of walking and cycling routes, streets and the park’s central axis. Two residential conversion projects and work in a former therapy hall are also under way.1 In 2025, the city signed land-allocation agreements for three sites with new building actors.1 Final street works depend on the completion of surrounding buildings; the city estimates that the last buildings will be finished in 2030–2031.1 The project page does not name a single developer: Malmö stad leads public-space works, and development is shared with multiple building actors.12
