Reininghaus is a large urban-development project in western Graz, Austria, on a 54-hectare site divided into 20 neighbourhoods or building areas. The site lies between the districts of Gries, Eggenberg and Wetzelsdorf. 13
The area has a long history, but its current redevelopment took shape after property developer Asset One acquired the former brewery land in 2005. Asset One and the City of Graz prepared a framework plan in 2010; after Asset One withdrew and the city did not buy the site, the land was sold to private owners from 2012. 1 The project is therefore not being delivered by one developer: the City of Graz works alongside 17 independent developers, which together form the Reininghaus Owners’ Board. 3
Construction began in 2017. The plan is to create a mixed-use district with housing, local services, commercial space and leisure facilities, designed around short journeys and supported by public transport, walking and cycling routes. 37 The project’s stated capacity is about 5,200 homes for up to 10,000 residents, with space for approximately 5,000 jobs. 17
The first residents moved into homes in Quarter 7 in 2020. In November 2021, tram line 4 began serving Reininghaus, improving public-transport access to central Graz. 1 The development also includes public spaces and infrastructure, including a park and an esplanade. 1
The source material identifies Asset One as the original development company, but describes today’s project as a joint undertaking involving the City of Graz and multiple independent property developers rather than a single current developer. 13
