Nemunaičiai is a planned mixed-use district on the southern bank of the Nemunas River in Kaunas, Lithuania’s second-largest city. The site lies opposite the city’s historic centre, which is UNESCO-listed, and the project is intended to reconnect the city with the river and redevelop a formerly disconnected industrial area. 2
The district is planned to include housing, offices and retail, alongside publicly accessible pathways and urban spaces. Its masterplan draws on the site’s industrial history, topography and riverside setting, and includes retaining historic structures such as a former water tower and customs house. Planned routes and public spaces are intended to improve connections to the river and to the Aleksotas neighbourhood to the south. 2
Schmidt Hammer Lassen (SHL) won an international architectural competition for the project. The studio is working with Kaunas-based A. Kančo Architects; SHL partner Rene Nedergaard described the aim as creating a neighbourhood that supports community life and well-being. 2 The wider Nemunaičiai development is being developed by SBA Urban, according to the project’s developer website. 3
The district is expected to take shape in phases through 2031. 2 The project website describes a six-hectare area combining residential, business, retail and service premises with recreational and leisure spaces. 3 The SHL article is dated 14 August 2025; the available sources do not specify when the wider project was founded. 2
