LivinIt is a conversion of an office building into a boarding house in Niederrad, in Frankfurt’s Lyoner Quarter. The 41-metre building dates from the 1980s; the project retains its listed façade while comprehensively renovating the existing structure instead of replacing it with a new building. 14
Investor Unimo is behind the current project. The Evan Group sold the property to Unimo in 2022, after work on the conversion had already begun. 24 The scheme was initially announced by Evan in 2019 as a development of 395 furnished micro-apartments aimed mainly at hotel, catering and other service-sector employers. 11 More recent reporting describes a plan for 375 apartments, with units intended primarily for hotel and restaurant staff. 24
The apartments are reported to be around 20–25 square metres, with one to one-and-a-half rooms. Shared lounges, a rooftop terrace and concierge service are among the facilities described for residents. 2 Around 35 hotels in the Frankfurt area were reported to have indicated that they would rent units for employees. 2
The project’s scope also includes communal areas, food and drink provision, and a rooftop terrace, while its reuse of the former office building contributes to the wider transformation of the Lyoner Quarter from a predominantly office district towards a mixed residential and working area. 1 The project’s development has spanned several years: Evan announced the conversion in 2019, and Unimo later took over the property in 2022. 211
