13 ha Freiheit is a completed, resident-managed housing project in a former barracks building at Turleyplatz 8–9 in Mannheim, Germany. The building dates from 1899 and is part of the former Turley barracks site in the Neckarstadt-Ost district.
The initiative began in the early 2010s, and the project was founded in 2012. Its original aim was to create self-managed, communal housing on former military land in Mannheim; the group initially envisaged a broader development across the Turley site, but ultimately realised its project in one building. 21112
The project provides 29 apartments for approximately 65 residents, with a total residential floor area of 2,627 square metres. Shared facilities include a community kitchen and room, balconies, a workshop and a party cellar. The building was refurbished in line with its listed status, with a barrier-free external lift and district heating.
The renovation was completed in June 2016 after a 14-month construction period. The brochure names Mark Schütz and Dagmar Kühlwein of S09 Architekten Mannheim as the architects, and describes the project as self-moderated.
The brochure identifies the legal form as a GmbH operating under the Mietshäuser Syndikat model, but does not name a developer in the project profile. The project’s website says that the Hausverein Wohnprojekt 472 and the Mietshäuser Syndikat together form F13 Turley GmbH, which holds the property title.10 The brochure lists rent at €7.60 per square metre.
