Stadterneuerungsgesellschaft Gelsenkirchen (SEG) is a municipal urban-renewal company founded by the City of Gelsenkirchen in 2011 to improve streets and neighbourhoods facing urban challenges. The city owns 94.34% of the company. 24
SEG works across Gelsenkirchen, combining property acquisition and redevelopment with support for new uses in neighbourhoods. Its work includes buying problem properties, assessing whether to renovate, repair or demolish them, and bringing projects and partners into buildings after redevelopment. 23 The company’s first model area was Bochumer Straße, beginning in 2012; there it has acquired around 40 properties and helped establish new uses, including creative, social and community-focused projects. 11 Its portfolio includes work on housing and commercial premises, cultural and community spaces, and local events. 112

SEG also develops the 27-hectare Buerschen Waldbogen residential area, and it participates with the city and the municipal housing company ggw in the Zukunftspartnerschaft Wohnen.
