Gemeinnütziges Siedlungswerk GmbH (GSW) is a housing company founded in 1949 in Frankfurt am Main. Its origins go back to the post-World War II years, where Catholic church initiatives tried to address the acute housing shortage for displaced and socially vulnerable families. The company was established by the bishops of the Catholic dioceses of Mainz, Limburg, and Fulda, together with their Caritas organizations. Since 1990, the diocese of Erfurt has also participated.
GSW’s central aim is the provision of reliable and socially responsible housing for broad sections of the population. Its portfolio classically focuses on families, but it also encompasses elderly living, cooperative housing for seniors, as well as facilities such as kindergartens and homes for people with disabilities. Historically, GSW has not only built but also sold housing units, often favoring resident ownership, sometimes developing land on long-term leases from Catholic parishes. As of 2022, the GSW Group owned approximately 7,700 apartments and managed a total of roughly 8,900 residential units, with a primary focus on the Frankfurt/Rhein-Main region, as well as sites in Rhineland-Palatinate and Thuringia.
Recent projects include the conversion of industrial sites in Erfurt into residential lofts and the construction of several hundred new flats, senior homes, and disability-accessible housing across Hesse and neighboring states. GSW’s activities comprise land development, energetic renovation, and property management for third parties, complementing its continued engagement in new construction projects. The company is jointly managed by Andreas Schulz and Filip John.
