Borghese Real Estate, based near Amsterdam, is a privately held Dutch real estate developer established in 1998 by brothers Winno and Robert Pleijsier. The company is also a co-owner of COD (Cradle of Development), an Amsterdam-based development firm. Together, Borghese and COD have become one of the largest real estate developers in the Netherlands, especially active in the Greater Amsterdam region.
Their portfolio covers a broad range of property types, from commercial office spaces and hotels to large-scale residential and logistics projects. Notable recent projects from Borghese include Noorderlicht in Utrecht (220 apartments), Het IJland (271 residences on IJburg), and the redevelopment of the former ABN Amro office into Prins en Keizer in Amsterdam. On the logistics side, they developed a 42,000 m² distribution center for XPO and Albert Heijn.
With COD, Borghese has realized high-profile developments such as the nhow Amsterdam RAI Hotel—a landmark project designed by Rem Koolhaas (OMA)—Nautique Living at the NDSM-werf (circa 900 homes), and transformation projects like the Maanplein area in The Hague, where 80,000 m² of offices are being converted into a mixed-use zone with about 600 apartments.
Ownership of Borghese is shared equally between the Pleijsier family and Timeless Investments, the Van Veggel family office. Daily operations are managed by Enno Otten and Gert-Wim Bos. The company emphasizes sustainability, exemplified by certifications such as BREEAM and WELL Gold for its headquarters. Borghese and COD regularly collaborate with institutional investors, financiers, and municipalities on adaptive reuse and innovative area developments.
