Lead the first conversion with us
We are looking for a housing co-op or an impact-driven developer in Berlin, Hamburg, Munich and Frankfurt — or Cologne, Mannheim, Stuttgart and Leipzig — to lead the first building: someone who knows the city, the permits and the trades, and wants a network of members and partners behind them.

Who does what
The model keeps four roles apart that a single developer usually holds alone: who owns the building, who controls it, who builds and runs it, and who funds it.
You: build and run it
You lead delivery — consents, design, conversion — and operate the finished homes. You carry the construction risk and earn a development margin and a management fee.
The network: members, standards, capital
Members who want to live there and own it, shared standards and templates, the platform and the conversion check, and a route to patient capital a single project rarely reaches.
The residents: own and control it
The building sits in its own vehicle controlled by the residents’ co-op, ring-fenced from every other project, and locked against speculative resale.
The reasoning: Why it’s built this way and Impact developers across Europe’s cities. The numbers: the economic model.
What the first project gives you
A building found with the radars and the network, members already counted in your city, a feasibility study on the real building, and a model that can be repeated — the second building in your city, or the first in another, with you or a partner like you.
