Help shape how it is financed
Co-operative homes need patient capital: money content with a modest, fixed return and in for the long run. How the first building raises it is still open — and we want people who invest, lend and structure such money in the room while it is decided.

This is not an offer of investment. No instrument, terms or return exist yet, and nothing on this page invites you to put money in. Registering interest commits you to nothing.
What we are working out
The vehicle
Whether patient capital comes in through a European Cooperative Society (SCE) that members and companies join, through a separate fund, or through another entity — and what each means under the rules that apply.
Capital apart from control
However much equity investors hold, day-to-day decisions stay with the residents’ co-op; a mission lock stops speculative resale.
A way in and a way out
In the model, investors are bought out as a building stabilises and the capital moves on to the next one. How that works for the first building — and how blended or first-loss money could lower its cost — is part of the work.
The thinking so far: Patient capital and non-speculative housing, Why it’s built this way and the economic model.
Who we would like to hear from
Impact investors, foundations, family offices and development lenders — and the financial architects, lawyers and fund managers who have built co-operative or impact real-estate structures before and would help design this one.
