Tartessos Málaga is a non-profit senior cohousing project in Rincón de la Victoria, on the Costa del Sol in Málaga, Spain.12 The project was developed by Tartessos Málaga S. Coop. And., a cooperative established in July 2019 by a group of friends and neighbours from Rivas, Madrid, who had participated in social, educational and healthcare volunteering initiatives and were approaching retirement.2
The cooperative chose Rincón de la Victoria because of its relatively quiet urban environment, local services, proximity to Málaga and transport connections.2 The residential complex is located on Avenida de Picasso, in the El Cantal area, and includes private apartments alongside shared facilities.1112 Architectural development was led by OCW Architects, with Carolina Rivera responsible for the project and Alberto Aranega, Elena Guevara and Jorge Rivero also forming part of the project team.7
The project’s operating model gives the cooperative ownership of the residential complex, while members receive a perpetual and transferable right of use rather than individual property ownership.2 This structure is intended to limit housing speculation and support a collectively managed community.3 The completed development comprises 65 apartments or member units, with shared spaces including a cafeteria and dining room, social and multipurpose rooms, a garden, swimming pool, gym, healthcare and rehabilitation areas, and an urban allotment.37
Tartessos Málaga is aimed at supporting active and independent ageing through communal living, mutual support and access to care services.4 Its planned activities include home support, social-healthcare assistance, rehabilitation, physical and cultural activities, training, and a time bank for exchanging services among members.113 The complex was inaugurated on 7 November 2025, following the laying of its symbolic foundation stone in December 2022.4
