Quartier Wandsbek Markt is a mixed-use redevelopment of the former Karstadt site at the junction of Wandsbeker Marktstraße and Wandsbeker Königstraße in Hamburg’s Wandsbek district. Union Investment is developing the project, which combines housing, retail, offices, public services, and a food and event hall.
The project reached its groundbreaking milestone with Hamburg Finance Senator Dr. Andreas Dressel and Wandsbek District Office head Thomas Ritzenhoff in attendance. The district assembly has approved the development plan, enabling construction of a new building on the site of the former Karstadt car park and planned additions to existing buildings.
The scheme includes 126 homes. Parts of the Wandsbek District Office are also due to move into the former department-store property, with offices planned for about 370 employees, including teams working in social benefits, youth services, general social services, and social-space management. The city’s property-services company, ISZ Immobilien Service Zentrum GmbH, signed a 20-year lease with Union Investment in May 2025; the office space is expected to be ready by the end of 2028, with the move planned by 2029.
The development adapts the listed former Karstadt building, dating from 1922, and its 1960s extension. The old car park has been demolished, and removal of the extension’s rear façades is complete. The plans are by ppp architekten + stadtplaner; the historic tuff-stone façade facing Wandsbeker Markt is to be retained. A landscaped courtyard is planned as a shared outdoor space for residents.
Overall completion is planned for the end of 2028. The article describes the project as a major privately financed transformation in Hamburg, but does not give a project founding date.
