Q45 is a housing-led redevelopment at Falkenstraße 45 in Bremen’s Bahnhofsvorstadt. The site sits between the main railway station, Bürgerweide, the Wallanlagen and Bremen’s western districts. The project is being developed by GEWOBA, Bremen’s municipal housing company, which acquired the high-rise and site in 2019 to create affordable homes close to the city centre. 3
The existing 1968 office tower, built for the Bundeswehr, is being converted into housing and accompanied by two new buildings. The winning design was produced by EM2N, with the project intended to combine homes, commercial space and shared outdoor areas. The two additions form an urban square and a green courtyard. 23
The plan provides 162 publicly subsidised apartments: 117 in the converted tower, primarily small flats for young people, students and trainees, and 45 in the new buildings, including family-sized homes. The wider scheme also includes commercial units. GEWOBA described the development as a place for living, working and daily life, with a mobility concept intended to serve residents and neighbours. 23
The tower conversion and the new buildings were under construction by 2024. At that point, GEWOBA stated that the complete project was expected to be finished in 2026. 34
