Oikos eG is a cooperative housing project in Mannheim’s Spinelli quarter, in the Käfertal-Süd district. The cooperative applied for its site through a concept-based selection process in September 2019, and its building is at Alice-Droller-Straße 5, near the Grünzug Nord-Ost. 23
The project is a new-build residential building with 21 apartments, ranging from 48 to 122 square metres; eight are accessible under Baden-Württemberg’s building regulations. 1 Oikos describes the homes as a mix of two- to five-room apartments and says the building also has shared rooms and communal areas intended to support collective activities and neighbourly life. 13
The building was constructed largely from timber, using timber-module construction, and includes a timber façade.11 The City of Mannheim’s project profile records 21 homes, a cooperative legal form and around 40 residents; it gives March 2023 as the completion date. 6 The project listing on heinze.de records completion in January 2023, so the sources differ on the stated date. 16
The developer is Oikos eG, the housing cooperative responsible for the project. 3 Architectural planning was led by Karin and Ralf Vogel of PLANWIRKSTATT; the heinze.de listing also identifies bluMartin ventilation products used in the building. 111 Oikos’s stated neighbourhood aims include fostering an inclusive community through social, cultural and informational events. 3
