MO-CHA HOME is a rental-housing project in Pankrác, Prague, created by converting a former office building into residential accommodation. The developer is Cimex, through Cimex Invest; the project forms part of the group’s wider activity in hotel, office and residential property. 31
Cimex announced the conversion as part of a response to Prague’s housing shortage and changing demand for older office properties. In March 2025, it expected the project to be completed by the end of that year and said rentals would be offered about three months before reconstruction finished. 1 A later report says the complex opened in spring 2026 with 91 fully equipped apartments, most in the Czech 2+kk layout: a living room with kitchenette and one separate bedroom. 3
The apartments are furnished and include fitted kitchens, storage and washer-dryers. The building also provides a gym, residents’ lounge, bike room, storage units and parking, including EV charging; some apartments have balconies. 11 The project’s digital and building features include electronic locks, individual energy metering and heat-recovery ventilation. 11
Alexandra Němcová, Cimex Group’s Director of Asset Management, explained that changing the use of older offices can make sense when substantial reconstruction is required, particularly given the continuing shortage of apartments in Prague. 1 The available sources do not specify a founding date for MO-CHA HOME or identify other key people involved in the project.
