Klinge10 is a cooperative housing project in Leipzig-Plagwitz, Germany, developed by the Klinge10 resident group through KLINGE ZEHN GmbH in cooperation with the Mietshäuser Syndikat.24 The project was founded in 2017 and is located at Klingenstraße 10, on a 490-square-metre site awarded through a Leipzig concept-allocation process in 2018.24
The project’s purpose is to create permanently affordable, self-managed housing that cannot be sold or transferred into private real-estate speculation.811 Its legal structure includes the residents’ organisation and the Mietshäuser Syndikat as co-shareholders of the project company; the Syndikat has voting rights in matters such as a sale, the creation of individual ownership, or changes to the company’s statutes.911
Klinge10 is a newly built communal house with approximately 700 square metres of residential space and 200 square metres of commercial space.25 The building accommodates 28 residents and includes shared kitchens, bathrooms and communal areas across its residential floors.24 The ground floor houses Praxis Klinge10, an interdisciplinary and solidarity-based health practice, as well as other spaces that can be used for commercial or community purposes.24
The project was designed as a cooperative and self-managed building initiative, with residents sharing domestic and social infrastructure and organising activities collectively.212 Architect Dirk Stenzel of Leipzig-based ASUNA – Atelier für strategische und nachhaltige Architektur – is identified as the project’s supervising architect and concept adviser.1213 Construction was completed in 2023, and the building has been occupied since the end of that year.14
Financing combines bank loans, residents’ equity and direct loans from supporters.47 The project continues to seek direct loans for ongoing work, including improvements to communal and outdoor areas and planned measures related to accessibility and energy...
