KB07 is a self-managed shared-housing project in Mainz-Kastel, a district of Wiesbaden, Germany. The house at Blücherstraße 7 has been lived in collectively for about 15 years and provides approximately 189–190 m² of living space over three floors, with a shared courtyard and garden. Seven residents live there with two rabbits and a cat. 21
The residents learned in June 2022 that the house was to be sold and organised to keep it as a home for collective living. The KB07 association was founded on 9 August 2022; the residents acquired the property through Blüchi GmbH in October 2022, with support from private lenders and other supporters. 13 The purchase was completed on 24 October 2022, and the Syndikat lists the project’s founding year as 2022. 27
The house is collectively owned and self-managed, with the project aiming to maintain socially affordable rents and protect the property from speculative resale. KB07 became an official Mietshäuser Syndikat project in January 2024, following a vote at the network’s January membership meeting. The project is the Syndikat’s first in the Mainz-Wiesbaden area. 1
The Mietshäuser Syndikat model combines a residents’ association with a property-owning company. The Syndikat’s role includes preventing the house from being sold or converted into privately owned apartments, while the residents organise the project themselves. 16 In addition to managing their own home, KB07 describes networking with other groups as part of its work to support community-led housing in the region. 21
The project is developed and managed by the residents through Hausverein KB07 e.V. and Blüchi GmbH. The association’s stated purpose is to organise shared living and support affordable, self-organised housing. 36
