The Karl-Krause-Fabrik project converts a former industrial building into housing in Anger-Crottendorf, an eastern district of Leipzig, Germany. The developer is the Leipzig-based GRK Gruppe; the building stands at Theodor-Neubauer-Straße 60. 27
The factory building was constructed between 1911 and 1913 and was used to manufacture bookbinding machinery until production ceased in 1994. The project preserves and restores the listed brick industrial structure while adapting it for residential use. 31
GRK began the restoration in July 2021. At the topping-out ceremony on 9 June 2022, GRK managing director Peter Wolf described the work as combining the character of historic industrial architecture with contemporary restoration. Leipzig’s building councillor Thomas Dienberg also linked the project to the wider Parkbogen Ost initiative and the preservation of a notable part of the cityscape. 17
The completed development contains 131 apartments across five floors, with a total area of about 8,500 square metres. Units range from approximately 26 to 144.5 square metres and have one to six rooms. Features include parquet flooring, designed bathrooms, balconies, loggias or terraces, a basement garage and fitness areas. 27
The project was completed in December 2023. The GRK Group began renting out the apartments in 2024; its announcement reported that 80 had been let within the first three weeks. 2
