Fratera is a housing development planned for rue Samuel-de-Champlain in Nantes Nord, a neighbourhood undergoing a wider urban renewal programme. The project was announced in 2024, with delivery initially planned for 2027. 1 A Nantes Métropole neighbourhood project document describes the building as being delivered by Icéo and places it opposite the media library. 6
The scheme is presented as a partnership between Icéo, a social-economy housing developer, and Nantes Métropole Habitat, the local social housing provider. 1 It is planned to include 40 apartments, ranging from T2 to T4, with 15 to 20 intended for participatory housing. 1 The ground floor is to include a supermarket, pharmacy and cooperative kitchen. 1
The participatory element is designed to involve future residents in shaping their homes and shared spaces with the project architect. Each household was also to have the opportunity to design its own apartment. 1 Icéo was seeking participants from both the neighbourhood and outside it, with the stated aim of encouraging contact between existing residents and newcomers. 1
The official project page describes two sales routes: some homes were to be offered through the bail réel solidaire scheme, subject to income conditions, while others were for open-market purchase. 1 The page gave indicative prices of €2,480 per square metre for the former and €3,300 per square metre for the latter. 1 Its original schedule included collective design work from September 2024 to March 2025, followed by sales of the other homes off-plan from late 2025. 1
