The Ex Caserma Lupi di Toscana social housing project is part of the redevelopment of a former military barracks in Florence, Italy, in an area between Viale Nenni and Via di Scandicci, near the city’s boundary with Scandicci. 2 It will provide 236 homes for rent at regulated, below-market rates, across approximately 17,000 square metres. 2
The project was awarded to Abitaequo, a fund dedicated to social-housing initiatives and managed by Investire SGR; the fund is the project’s developer. 2 The planned investment is about €55 million, including €35 million from CDP Real Asset SGR’s National Housing Fund, €15 million from Fondazione CR Firenze and €4 million from the valorisation of municipal land. 2 The city granted the project through a public selection process linked to a concession of surface rights. 2
The homes are planned as a mix of two-, three- and four-room apartments, with garages and cellars. 2 Rents are set at €8 per square metre per month; the municipality gives the example of approximately €600 per month for a 75-square-metre apartment, before additional charges and taxes. 2 The fund is expected to run for 20 years, with regulated rents required for at least 15 years. 2
Alongside the housing, Abitaequo will fund public-realm and community works, including a pedestrian and cycle connection, a new urban square, allotment gardens, a park and an early-years educational space for children aged 0–6. 2 The municipality reported that construction of the social-housing homes was expected to begin in early 2027. 2
