Družstevní bydlení Kamenný vrch II is a municipal cooperative-housing project in Brno, Czech Republic. The City of Brno is developing the scheme with the Kamenný vrch II housing cooperative to offer homes to the middle-income market at cost-based prices, as an alternative to commercial housing.2
The project comprises 353 apartments: 280 cooperative homes, 54 apartments retained by the city for rental housing, and 19 apartments financed and managed by the Brno–Nový Lískovec district.2 The cooperative homes are priced at CZK 107,839 per square metre, compared with an average of about CZK 150,000 per square metre for comparable commercial new-build apartments, according to the city’s account.2
On 15 July 2026, Brno signed the construction contract with STRABAG + SYNER, the selected contractor. Its bid was CZK 2,099,354,189; three bids were submitted in the procurement process.2 The project’s housing cooperative is the developing entity for the cooperative component, while STRABAG + SYNER is responsible for construction.2 The source does not state when the cooperative was founded.
The city described the scheme as an uncommon model in the Czech context and noted that Brno had to establish processes for forming the cooperative, enrolling members and arranging bank financing.2 The city expected construction to begin after the planned September site handover, with completion by 2030.2 At the time of the article, 60 cooperative apartments remained available for reservation; eligibility was open to couples and individuals up to 45 years old.2
