Q21 Real Estate is a Spanish property development company headquartered in Madrid that has positioned itself as a significant player in the country's luxury residential market. The company was established in July 2014 through a partnership between the former Grupo Pinar and the US investment fund Baupost, initially operating with a small team of 17 employees.
The company's trajectory changed dramatically in early 2018 when it acquired Levitt, a historic luxury property developer that had operated in Spain since 1971. This acquisition brought Q21 a substantial land portfolio including 145,000 square meters of residential building land and 75,000 square meters of commercial building land, primarily in the northeastern and northwestern areas of Madrid. At the time of purchase, Q21's existing portfolio comprised over 1,700 residential properties.
Q21 focuses on premium residential developments across the Madrid region, including municipalities such as Boadilla del Monte, Getafe, Móstoles, and Alcalá de Henares, with additional projects in Valencia and Andalucía. The company manages the entire development process from land acquisition through construction to final delivery, structuring each project with special purpose vehicles alongside international financial partners.
Among its developments are ongoing projects inherited from Levitt in Jardines del Juncal in Arroyo de la Vega and Lazalejo in Las Rozas. The company also developed Residencial Puente de la Princesa on Antonio López street, comprising 205 homes distributed across two blocks. Q21 has maintained its emphasis on securing prime locations and partnering with established architects and construction firms.
