Odien Group is a private regional investment firm established in 2004 and based in Prague, Czechia. The company, founded by Michael Saran, has grown into a significant real estate and asset management player within Central and Eastern Europe. Odien operates mainly in real estate development, energy, and private equity. The firm maintains offices in Prague, as well as in Croatia and Turkey, and employs over 700 people across these countries.
Odien develops multiple property types, including residential, office, industrial, and hospitality projects. The current real estate pipeline includes 715 residential units totaling 44,260 square meters, 9,600 square meters of office and retail space, 35,000 square meters of industrial and warehouse facilities, and a 3,000 square meter spa redevelopment. One of its most notable ongoing initiatives is the transformation of the former Avia truck factory site in northeast Prague into Avia City. This planned new district is set to accommodate up to 11,000 people, with two schools, five kindergartens, and substantial transport upgrades.
Originally, Odien’s presence in real estate grew from its acquisition and transformation of AVIA, a long-standing Czech company. Since 2007, land holdings in Prague—about 65 hectares—have enabled large-scale urban projects focusing on redevelopment and functional design. Odien also engages in energy transmission and retail, primarily via portfolio companies such as Avia Energo, with deep historical ties to local infrastructure.
