KAN Development is a Ukrainian real estate development company based in Kyiv, established in 2001. It was founded during the emergence of Ukraine’s modern property industry by Igor Nikonov, and has since led or partnered on large-scale residential, commercial, retail, and mixed-use projects across the city and region. As of 2025, the company’s portfolio exceeds 3 million square meters of developed property, covering office towers, business centers, shopping malls, housing complexes, educational facilities, and infrastructure projects.
The firm is responsible for several of Kyiv’s prominent developments, such as Ocean Plaza, Respublika Park, IQ Business Center, 101 Tower, Tetris Hall, Comfort Town, and Faina Town. Its projects include both construction and ongoing operation, and it has an in-house general contractor, KANBUD, to ensure quality control throughout development stages.
KAN Development also invests in social infrastructure, notably education. It operates the A+ network, which, by 2024, includes 11 private kindergartens and schools, serving over 2,000 students. Recent and ongoing projects include the $80 million construction of two new schools in Kyiv, with one, the Respublika STEAM school, set to become the largest in their network.
Recent launches include Biorytm, a planned residential complex with nine high-rise buildings and integrated amenities. The firm maintains an active pipeline, often managing over 15 projects simultaneously in various stages of delivery.
