Frankfurter Wohnungs-Genossenschaft eG (FWG) is the oldest housing cooperative in Frankfurt am Main, established in 1896 by Protestant pastors responding to a shortage of affordable housing in the city. As of December 2023, the cooperative manages 637 apartments and has 1,255 members. Its residential properties are located in various Frankfurt districts, including Bornheim, Nied, Nordend, Nordweststadt, Sachsenhausen, and Westend. FWG distinguishes itself by focusing on well-maintained historic buildings and has a comparatively small size in the national context, as the average German housing cooperative manages more units.
FWG’s approach is based on principles of cooperative solidarity and Christian social ethics, reflected in their long-term focus on stability and community. The average monthly rent across their apartments is 5.71 euros per square meter, which is significantly below the standard market rate for Frankfurt. The cooperative operates at capacity, experiencing low turnover and high demand for its apartments.
Noteworthy in recent years has been the modernization of infrastructure within their housing stock, exemplified by the rollout of fiber-optic connections and expanded cable TV offerings in partnership with Deutsche Telekom, providing tenants with modern amenities such as digital television and high-speed internet. FWG does not currently expand its housing portfolio, instead prioritizing the preservation and modernization of its existing buildings.
The organization’s headquarters are located on Feldbergstraße in Frankfurt’s Westend, administrated by a three-member board. FWG’s steady, member-oriented model contrasts sharply with large-scale property developers and positions it as a stable fixture in the city’s housing landscape.
