FORTUNA Wohnungsunternehmen eG is a housing cooperative based in Berlin's Friedrichsfelde Ost district at Rhinstraße 42. Registered since at least 1995 with the District Court of Charlottenburg under GnR 473 B, it manages around 4,250 apartments, primarily panel buildings from the 1970s and 1980s in Marzahn, Hohenschönhausen, and nearby areas, including 3,600 units in Marzahn-Nord.
In 2007, facing an 8.5% vacancy rate, €250,000 in bad debt, and 8.8% tenant turnover, the cooperative shifted focus. It adopted a new mission emphasizing social responsibility, launching neighborhood projects like a community center, kindergarten renovations, a mobile service, and an online platform, backed by a €240,000 annual budget.
A key initiative was the kiezPARK in Marzahn, transforming an 11,000 m² former school site into a public park with orchards, playgrounds, and relaxation areas. Acquired in 2010 with public funding, it opened in 2012 after participatory planning involving 2,800 residents, linking to 2.4 hectares of green space.
Recent efforts include a 2025 barrier-free upgrade in Ludwig-Renn-Straße earning a "Certified Good Mobility" silver award for accessibility and bike facilities. The cooperative also renamed a local park as FORTUNA Park, with fencing and redesign work extending into 2026, while opposing expropriation threats to safeguard its properties. Leadership comprises board members Frank Miller and Hans-Jürgen Thiel, with Bernd Wuthenow chairing the supervisory board.
