Culmia is a residential real estate development platform operating across Spain, with a significant presence in Barcelona and other major Spanish cities. The company emerged from Oaktree's acquisition of Solvia Desarrollos Inmobiliarios and has evolved into one of Spain's leading housing developers since 2013.
The organization manages an extensive portfolio of 12,400 homes, with 7,000 currently under development. Since its inception, Culmia has delivered over 8,000 residential units across the country. The company employs approximately 140 professionals distributed across three delegations and ten offices throughout Spain.
Culmia's business model encompasses four main segments: build-to-sell housing, build-to-rent properties, affordable housing development, and land management in major urban developments. In the affordable housing sector, the company is developing more than 4,800 units through collaborations with various public administrations, including participation in Madrid's VIVE and Suma Vivienda programs.
Recent projects demonstrate the company's active development pipeline. In Barcelona's Poblenou district, Culmia developed a six-floor co-living building at 279 Calle Pujades, featuring 17 dwellings with BREEAM certification. The company partnered with British fund Patron Capital to develop 168 homes in Parc de l'Alba near Barcelona, split into two phases of 66 and 102 units with prices starting at 293,000 euros. In 2022, CBRE Investment Management acquired two Culmia projects in Barcelona and Badalona totaling 556 homes.
The developer oversees the entire production process from land acquisition through design, construction, and commercialization, maintaining direct management control throughout each development phase.
