Bokoop is an economic association established in 2017 with the aim of developing cooperative rental apartments at affordable rents, primarily targeting municipalities in Sweden facing acute housing shortages. Its main operational base and projects are near Stockholm. Bokoop’s organisational model relies on cooperative rental, blending elements of both tenant-ownership and rental tenancy: residents pay a deposit—usually six times the monthly rent, with a minimum of 30,000 SEK—alongside regular rent and a monthly membership fee that funds collective services such as high-speed internet and electric carpool access.
The association's first large project, completed in 2022, is located in Nykvarn just south of Stockholm. This pilot initiative consists of 145 apartments of varying sizes (1–4 rooms, 28–68 square metres) using prefabricated, cost-efficient, and sustainable construction methods. The apartments are prioritised for young adults but are also available to other groups such as single parents, pensioners, and key workers. Demand for these units has been high, with nearly 2000 households applying for just 46 initial units.
Governance is conducted by a professional board, partially elected from among residents, while Bokoop negotiates long-term rental agreements (25 years) with passive capital investors, ensuring predictable rents and enabling future cost reductions as collective deposits accumulate. Bokoop claims its rents are 30–60 percent lower than comparable new builds in the region. Beyond the initial project, Bokoop envisages scaling up to 3000–4000 apartments, conditional on further municipal cooperation and access to suitable land.
