ZEITRAUM Solec 22 is a private student residence at 22 Solec Street in Warsaw, Poland, developed by Zeitgeist Asset Management and operated under its ZEITRAUM Student Housing brand. The project converted a former office building into student accommodation; Zeitgeist obtained the occupancy permit in February 2024, and students began arriving that month. 19
The residence occupies two interconnected buildings of eight and 12 storeys, with a total floor area of 5,239 square metres. It provides 214 beds, including single- and double-occupancy rooms, as well as four premium double suites. 114 Shared facilities include study and recreation rooms, a self-service laundry, bicycle storage and accessible provision. The ground floor also includes space for commercial tenants: a grocery shop was planned, alongside potential café and fitness uses. 114
The building was acquired for conversion in 2017, with construction works reported as underway by 2021. The Warsaw residence was the first ZEITRAUM student house in the city and Zeitgeist Asset Management’s first such investment there. 111214 ZEITRAUM is a subsidiary of Zeitgeist Asset Management and operates the company’s student housing portfolio. 113
The project sits within Zeitgeist’s wider Central European student-housing activity. At the time of the February 2024 announcement, the company reported seven student houses in the region: five in Prague, one in Kraków and Solec 22 in Warsaw. 1
