Villa Candide is a residential development in central Nice, France, where VINCI Immobilier and Côte d’Azur Habitat partnered to offer eight homes through the bail réel solidaire (BRS) scheme. The announcement, published on 26 September 2025, described the scheme as Côte d’Azur Habitat’s first BRS operation. 1
The eight apartments, ranging from studios to three-room homes, are near Place Masséna in a central, well-connected and historic part of the city. The project’s announcement said BRS prices were 30–50% below local market prices. Under the scheme, eligible households own their home but lease the land through an Organisme Foncier Solidaire, allowing the homes to be offered at a reduced price. 1
VINCI Immobilier is the developer, while Côte d’Azur Habitat is the housing partner. The wider residence contains 45 homes, including the eight BRS apartments and two social-rental homes, according to reporting on the project. 3 The BRS apartments range from studios to three-room units; the original project announcement characterized the residence’s architecture as typically Niçois, with ochre-toned façades and wrought-iron balconies. 1
Côte d’Azur Habitat’s president, Anthony Borré, described the partnership as part of the organisation’s effort to extend its work into social homeownership. VINCI Immobilier’s regional deputy director for the Mediterranean, Jean Malmassari, said the collaboration involved Côte d’Azur Habitat, the City of Nice and the Nice Côte d’Azur metropolitan authority, and aimed to support first-time buyers in a pressured housing market. 1
