Via Nizzoli 8 is a former office building in the Primaticcio/Bande Nere area of Milan, Italy. Designed in 1981 by architects Mario Oliveri, Paolo Viola and Giusi Giuliani of Nizzoli Architettura, the building is known for its postmodern design and distinctive open-octagon form. 2
The building was formerly occupied by Capgemini, whose employees worked there until spring 2023. It was acquired by HITA 1, a real-estate fund managed by Investire SGR, for conversion from offices to residential use. The project’s developer or operational delivery company is not identified in the available project information; Investire SGR is named as the client, while HITA 1 is the owner and investor. 23
The redevelopment was designed by Asti Architettura. It converts the existing building into approximately 72 apartments, with parking and shared ground-floor facilities. Plans also include a private garden, terraces and loggias, as well as communal amenities such as a gym, wellness area, coworking space, multipurpose rooms and bicycle storage. 24
The project retains the existing building rather than using new land, and includes heat-pump systems and photovoltaic panels. SPI lists its role as executive architect, works supervision and health and safety, and gives the project period as 2022–2025. A later report states that construction began in February 2024 and the work was completed in 2026. 234
