Springville House is an office-to-housing conversion on Blackrock Road in Cork City, Ireland. The project repurposed a vacant office building into 35 homes for social housing, aimed at older residents seeking a more suitable-sized home. It was among Cork’s first commercial office-to-residential conversion schemes. 15
MMD Construction (Cork) Ltd. developed the project and acted as main contractor; Tuath Housing owns and manages the homes in partnership with Cork City Council. Reddy A+U was the architect. Cork City Council selected the scheme through a Competitive Dialogue procurement process, and councillors approved the amended Part 8 plan in 2019. 1810
The original office building dated from the 1960s and had been vacant for more than a decade. The conversion involved partial demolition, extensions to the north and east, and an additional floor. The finished scheme comprises 31 apartments—18 one-bedroom and 13 two-bedroom homes—and four one-bedroom single-storey houses. The apartments use the existing stair cores, while the houses occupy the former office car park. 1510
Springville House was designed for residents aged 60 and over participating in a voluntary “rightsizing” initiative. The retrofit retained the existing structure while adapting it for residential use; the homes have A-rated energy performance, supported by measures including insulation and air-to-water heat pumps. The project was officially opened in September 2023 and received the National Property Awards’ Social Housing Development of the Year award in 2024. 356
