Spreequartier Spindlersfeld is a large-scale residential development located along the banks of the Spree river in the Treptow-Köpenick district of Berlin, Germany. The project was developed by Grimm Holding GmbH, a real estate development firm established as a holding company in 2013 by founder Elmar Grimm and managed alongside managing directors Constanze Grimm and Sebastian Schönbach.
The quarter occupies approximately 24,300 square metres on the historic industrial site of the former Spindler laundry and textile cleaning works, which originally commenced operations in 1873. Complementing the adaptive reuse of the neighbouring heritage-listed factory buildings (such as the historic Ringbau), Spreequartier Spindlersfeld adds new multi-storey residential structures designed by architectural firms including Faber + Faber Architekten and Wischnewski Architekten. The design uses red brick clinker facades to harmonize visually with the adjacent industrial heritage architecture.
The development's scope of activities delivered approximately 483 to 500 residential units—encompassing micro-apartments, multi-room apartments, penthouses, and townhouses—totalling over 32,000 square metres of living space. In addition to residential units, the infrastructure includes extensive landscaped courtyards, green flat roofs, photovoltaic systems, an integrated underground garage, children's playgrounds, and daycare facilities. Initial planning began in 2016, followed by the start of construction in 2021 and final completion in 2026.
