The Schlösser-Areal Genossenschaftsquartier is a cooperative housing development in Düsseldorf-Derendorf, on the former Schlösser brewery and municipal slaughterhouse site between Rather Straße and Münsterstraße. It was developed jointly by three housing cooperatives: Beamten-Wohnungs-Baugenossenschaft (BWB), Düsseldorfer Wohnungsgenossenschaft (DWG) and Wohnungsgenossenschaft Düsseldorf-Ost (WOGEDO).78
The development comprises 215 rental homes in two phases. The first phase delivered 134 price-moderated apartments; the second added 81 homes. The first phase was officially opened in December 2021, and the second phase was completed in 2022.468 The cooperatives began construction in 2019, and their joint project was undertaken within the Düsseldorf Alliance for Cooperative Housing, founded in 2017.8
The first phase includes two- to five-room apartments, with a total of more than 12,000 square metres of living space. The reported average rent was €9.60 per square metre, around 30 percent below the average new-build rent in Düsseldorf at the time. Applicants had to meet an income limit set 60 percent above the standard threshold for a housing entitlement certificate and become members of the relevant cooperative.78
The homes include loggias or terraces and underfloor heating. The site also provides a shared landscaped courtyard, fibre-optic connections to the apartments, and parking for cars and bicycles.7 The cooperatives reported investing approximately €34.5 million in the first phase.78
The source material identifies the three cooperatives as the project’s developers; it does not give a single individual project founder. WOGEDO board member Andreas Vondran publicly described the first phase as housing aimed at middle-income households, while DWG board member Heiko Leonhard explained the cooperatives’ approach to rents.7
