Kista Square Garden is a conversion and extension of the former Ericsson office property Skalholt 1 in Kista, Stockholm. Klövern is the project’s developer and client; the scheme is designed by Arqly and built by ED Bygg. The project was announced in May 2024 as part of Klövern’s effort to turn office space into housing and a more mixed-use urban area. 111
The project covers about 70,000 square metres and is described in the project brief as providing 853 homes: 414 condominiums and 439 rental apartments. Around 10,000 square metres of ground-floor space is planned for services and other commercial uses. 1 Klövern’s project development head Erik Ihse has said the conversion aims to bring more residents and meeting places to an area dominated by offices. 1
The redevelopment retains the existing structural frame, façades and stairwells. Windows, lighting and insulation are being replaced to address the performance of older building elements. The building’s depth has made some apartment layouts difficult to optimise; some residual space is instead being allocated to shared facilities for activities such as film and gaming. 1
Klövern has also reported that the first phase, comprising about 200 rental apartments, was planned for occupancy in 2026, with later phases scheduled for 2027. 11 The project’s stated environmental certifications are Svanen and BREEAM-SE Excellent. Klövern is carrying out a climate assessment to compare the conversion’s impact with that of new construction. 1
