Joli Coeur is a residential development on the former clinic site at Mollwitzstraße in Berlin’s Charlottenburg district, a short distance from Schlosspark Charlottenburg. The project brings together renovated, listed clinic buildings and newer apartment blocks. 1
The historic brick complex was built in stages: its first section dates from 1899–1901, with an expansion in 1913–1914. Initially used to care for chronically ill patients, it later housed a large maternity clinic, which closed in 2005. 1 Plans for housing on the 43,400-square-metre site were under way by 2013, with approximately 600 apartments envisaged. 1
The first phase involved converting the former clinic and adding a new building to complete the ensemble beside the protected garden. The renovated historic building contains 160 apartments, ranging from 52 to 293 square metres; a further 36 apartments were planned for the modern east-wing extension, which restores the complex’s intended H-shaped layout. 1 Additional apartments were built in several new residential buildings on the northern part of the site. The article does not give a final overall apartment count. 1
The restored historic building comprises a west wing along Sophie-Charlotten-Straße, a central section on Mollwitzstraße and an east wing on Heubnerweg. It provides about 26,000 square metres of gross floor area, including approximately 15,250 square metres of residential space. 1 Both the former clinic buildings and the garden along Mollwitzstraße are protected; most of the site was developed with owner-occupied apartments. 1
The article does not identify the project developer. A separate project reference names Home Center Management GmbH as the builder and Carlos Zwick Architekten as architect for Joli Coeur, while a 2013 report identifies Alexander Haeder as the project manager for HCM. 26 The article was published on 6 March 2024, but does not state the overall completion date. 1
