At Maybachufer 48 in Neukölln, a listed former commercial building is being converted into housing, with two new buildings planned alongside it to form a residential and commercial quarter. The original building was erected in 1907 as a furniture factory and later housed other businesses; it eventually stood vacant and deteriorated.
The project is being carried out on behalf of STADT UND LAND Wohnbauten-Gesellschaft mbH, the developer identified in the project coverage. Plans call for approximately 160 apartments and 24 commercial units, with delivery scheduled by 2029. The existing building’s brick façades, large windows and jack-arch ceilings are to be retained as part of its careful renovation and conversion. The two additional buildings will complete the ensemble while adding new construction to the historic site.
The project’s scope is therefore broader than adapting the former factory alone: it combines preservation of the listed structure, new-build construction and a mix of residential and commercial uses. The article does not name individual project leads or state a founding date for the project or developer.
