Cartes Living is an affordable-rental housing development planned for Campanhã, in Porto, Portugal. The project is being developed by Sonae Sierra and Solive, in partnership with the Municipality of Porto and its municipal company Porto Vivo, SRU.31
The development is planned to provide 331 homes across two buildings, with completion and handover expected in 2029. Its range of apartment types runs from studios (T0) to three-bedroom homes (T3). The project is part of the municipal Porto com Sentido programme, under which the municipality will manage the homes and rents are subject to affordability limits.31
For 2026, the reported monthly rents range from €536.76 for a T0 to €971.28 for a T3; these amounts are subject to annual adjustments under the law.1 The lease between the private developers and the municipality is initially for 10 years, with the possibility of renewal for up to 25 years.1
The agreement enabling the project was signed on 18 June 2026. Sonae Sierra CEO Fernando Guedes de Oliveira and Solive/Tecnibuild administrator António Araújo are among the company representatives associated with the project.31 Cartes Living forms part of Porto Vivo, SRU’s wider affordable-rental activity; the company’s programme had already delivered more than 400 homes in Porto by the time of the announcement.1
