NærHeden P/S is a development company responsible for the planning and construction of a new residential district named Nærheden, located in Hedehusene, Høje-Taastrup, about 28 km west of central Copenhagen and approximately 18 minutes by train from Copenhagen Central Station. The company was formed in 2013 as a partnership between Realdania By & Byg and Høje-Taastrup Municipality.
The aim of NærHeden P/S is to create a medium-density urban district that, once completed, will consist of roughly 3,000 homes and accommodate about 7,000 residents. Construction of the first dwellings began in 2017, with the initial residents moving in during 2018. The project area covers 65 hectares and is positioned near major rail connections and extensive green spaces, including the Hedeland area.
NærHeden is characterized by a mix of terraced houses, apartments, and communal living options. The building plots are made available to private contractors, who must adhere to a set of quality and sustainability requirements defined by the company. NærHeden P/S facilitates collaboration between the municipality, the developers, and community stakeholders to ensure coordinated urban growth.
Current projects within the area include residential neighborhoods, public spaces, and infrastructure supporting pedestrians and cyclists. The master plan places emphasis on landscape integration, climate resilience, and green corridors, aiming to provide both everyday amenities and access to nature. NærHeden is noted for its intentional urban form and for developing new models of suburban planning.
